Renovating an existing home shouldn't feel like a guessing game. Here are the questions we hear most about rebuilds, renovations, remodels, and smaller projects.

How much does a renovation or remodel cost in Florida?

It depends on the size of the space, the condition of what's behind the walls, and the finishes you choose. Bathrooms and single room refreshes usually start in the low five figures, kitchens run higher, and whole home renovations or full rebuilds are priced project by project. After a walkthrough we give you a written scope and a straight number — no placeholder pricing that changes later.

What are your fees?

Our fee is built into the project price and shown to you up front. During planning you get a breakdown of labor, materials, and allowances so you know where every dollar goes. No hidden charges and no surprise add ons.

Are you licensed and insured?

Yes. Matlock Homes is licensed and insured in the state of Florida, carrying general liability and workers' compensation coverage. We're happy to send proof of license and insurance before work starts.

Do I need extra insurance during a renovation?

Check with your homeowner's insurance provider before a large renovation or rebuild — some policies want a renovation endorsement while the home is under construction. We can walk you through what to ask and recommend trusted local agents.

Can I hire my own subcontractors?

We recommend our vetted trades so we can stand behind the quality and keep the schedule tight. If you have a specialist you trust — a tile setter, a cabinet maker, an electrician — tell us early and we'll talk through how to fit them into the plan.

Can I buy my own materials?

Yes, within reason. We usually source through our suppliers for better pricing and warranty coverage, but if you've already picked out tile, fixtures, or cabinets, we'll build around them. Owner supplied materials carry the manufacturer's warranty rather than ours.

Do you warranty your work?

Every project is backed by our workmanship warranty, and manufacturer warranties carry over on the materials and appliances we install. If something we built isn't right, we come back and make it right.

How long does a renovation take?

A small project or single room refresh can be days to a couple of weeks. A bathroom typically runs three to six weeks, a kitchen six to ten, and a whole home renovation or full rebuild several months depending on permitting and scope. You get a schedule before demolition day and updates as we go.

Can I stay in my home during the work?

Most of the time, yes. We seal off work areas, protect floors and furniture, keep dust down, and clean the site daily. For a full gut renovation or rebuild we'll be honest with you about the stretch where living there isn't practical.

What areas do you serve?

We serve Pasco, Hernando, Pinellas, Hillsborough, and Citrus counties — including New Port Richey, Tampa, Clearwater, St. Petersburg, Spring Hill, Brooksville, and surrounding Tampa Bay Area communities.

Do you handle permits and inspections?

Yes. We pull the permits, handle code compliance, and coordinate every inspection. Local building departments and hurricane code requirements are part of our day to day, so you don't have to manage the paperwork.

Can I make changes once work has started?

Ideas evolve, and we plan for it. Decisions locked in during planning keep the schedule and price steady, but any change during construction goes through a written change order with clear cost and timeline impact before we act on it.

Do you take on small jobs and repairs?

We do — no job too small. One room refreshes, a new backsplash, a broken vanity, or the punch list you've been putting off all get the same crew and the same standard as a full renovation.

Do you do demolition only?

Yes. We handle residential and commercial interior and structural demolition, including debris removal and site prep, whether or not we're doing the rebuild.
